Manders 22 Opening Soon in St. Augustine
Opening in early May, the new spot promises standout service and delicious food.
Manders 22 is gearing up to debut in St. Augustine, bringing a focused menu of smash burgers, spiedies, and sandwiches from father-son duo Jeff and Jake Manders. The name pays tribute to their athletic roots—both wore the number 22, Jeff in lacrosse and Jake in baseball.
Located at 104 Ashourian Ave, Suite 103, St. Augustine, FL 32092, the restaurant was first reported by the Jax Daily Record, which noted a hopeful opening date in early May. Business Debut confirmed additional details in an interview with Jeff Manders.
Manders shared that the concept is guided by two key values: unmatched hospitality and unforgettable taste. The goal is to offer such a memorable experience that guests feel compelled to tell friends and family. “We want people saying, ‘wow, we need to tell our friends and family about this place,’” he said.

The menu will stay streamlined and intentional, featuring:
- Smash burgers (single, double, or triple) with optional cheese or bacon and their signature house-made sauce
- Specialty sub sandwiches, like Italian, ham and cheese, or a specialty turkey sub with pesto, fried onions and more
- Spiedies—a regional favorite from Binghamton, New York—featuring chicken marinated for 48 hours, grilled, and served on soft Italian sub rolls, either traditional or tossed in hot sauce and bleu cheese
With a high bar for service (“minimum 9.5 out of 10,” Manders noted), the team is focused on delivering exceptional quality out of the gate. Once the flagship store is established, they plan to explore expansion throughout St. Augustine, Jacksonville, and potentially across Florida through private ownership or franchising.
